TERMS, CONDITIONS & POLICIES
I want your stay to be as enjoyable as possible, and with no surprises, therefore I ask that you please take a moment to familiarize yourself with my general and special cases policies.
1. A credit card payment for the entire reservation is due at the time of booking to secure your reservation. I have a 14-day cancellation policy. If you cancel outside of the 14 days, a full refund will be returned to your credit card on file. If you cancel your reservation within 7-14 days, there will be no refund given, but will happily re-book dates for you, plus any difference in fees. This excludes all major holiday and long weekends, where a 14 day cancellation is in effect. 1-7 days, no refund given.
2. I do not give refunds due to weather conditions, but will consider a gift certificate to use at a later date.
3. Self check -in is any time after 3:00 pm with guests checking out no later than 11:00 AM. A welcome email will be sent with general information with your receipt of confirmation. Closer to your stay a reminder email will be sent, with the door code sent the morning of your reservation.
4. Breakfast is delivered to your cottage each morning between 8:45 - 9:00 am. Please let me know if your plans require an earlier time, or any specific dietary needs.
5. The Baby Guest House sleeps two comfortably and The GuestHouse sleeps two to four comfortably. The rate for The Guest House is based on double occupancy. Each additional guest is 50.00 per night.
6. The Virginia May is designed with the needs of adults in mind, and therefore I am unable to accommodate children under the age of 12. Please note, there is a hot tub on the premises, and a dog.
7. There will be a fee levied for any damages that may occur to the property inside or outside while you are visiting the property.
8. Please contact me if you wish to book the entire BnB for special occasions as different policies may apply. * exceptions can be made for children under 12.
9. I am sorry not to accept pets at the BnB. Service animals [as defined by law] are welcome. They must remain with their owners at all times and cannot be left alone on the property. Gibson rules the roost here!
10. There is NO smoking, vaping, chewing of any type of tobacco products inside the cottages or on the porches at The Virginia May. Ash trays can be provided for you outdoors at the designated picnic table. A 300.00 cleaning fee will be levied for violating this restriction.
11. Please limit any additional visitors to the property. As a courtesy to others who may be staying on the property I ask that any unregistered guests leave the property by 9:00 pm. I do live on a residential street and ask that you respect their privacy and peace. Between the hours of 10:00 pm and 8:00 am, outside noise should be kept to a minimum. I have wonderful neighbors!
12. There are no laundry facilities or housekeeping available. For those guests with a stay longer than five days, trash will be picked up and fresh linens delivered on day 5. When your stay is over, please be considerate and ensure you have tidied up after yourself with dishes washed and put away, all used towels and robes in the bath tub, and garbage tied.
13. Guests agree that The Virginia May is not responsible for any damage caused to any guest's car while parked on the property or any missing articles left inside vehicle.
14.The Virginia May is not responsible for lost or left articles on the property.
15. The hot tub is unsupervised, please use at your own risk.
16. Please, no firearms on the property.
